Overview

A BMS/HVAC controls technician is responsible for the repair, upgrade, and/or replacement of outdated and inefficient systems to reduce costs and improve the environmental conditions of buildings.  Technicians make recommendations to improve the HVAC system. Maintains and commissions existing system installations to ensure occupant comfort and reduce the energy used by facilities.

 

Tech is responsible for preparing accurate cost estimates for equipment repairs and upgrades, maintaining records of all the inspections conducted and equipment replaced. BMS/HVAC control technicians also contracts outside labor for large work orders.  This involves negotiating compensation and delegating responsibilities so that the project is completed within budget and on time. The technician ensures that the inventory of parts and repair equipment is maintained and specialized parts are acquired from vendors.

 

An HVAC control technician also trains employees in the operation and maintenance of HVAC equipment and the BMS.  Must be willing and able to train new employees in the systems he is responsible for.  Must be willing and able to train new employees in system protocols and procedures, as well as tricks of the trade.

 

Responsibilities

  1. Diagnoses and repairs complex electronic control system malfunction's requiring extensive knowledge of a variety of electronic or digital controls systems and ability to test and write modifications in multiple languages of systems software.
  2. Provides sketches of field changes and discrepancies for engineering corrections and drawings.
  3. Ensures high levels of customer satisfaction. Meets with customers and informs customers as to the nature of services provided, helps customers to understand issues and recommends system enhancements, upgrades, and or repairs. Must have the ability to explain technical information to technical and non-technical customers.
  4. Provides safety awareness on both work sites.
  1. Leadership skills to support the activities of mechanics and/or electricians working on Building Automation equipment and systems.
  1. Mentors and trains mechanical workforce on building automation systems. Provides support to the mechanical stuff on non-complex, non-critical equipment.
  2. Conducts extensive self-study (reading, research and practice) to improve and maintain technical proficiency on the company's equipment. Completes classes and certifications as required by the company.
  3. Ability to diagnose, repairs, and upgrade pneumatic control systems.
  4. Repair and/or replace other HVAC and refrigeration equipment.
  5. Must be able to work in all types of weather conditions, including extreme temperatures.
  6. This position is designated as “Emergency Personnel”. May be required to work additional hours/shifts to meet the needs of the department and/or the company.

ADDITIONAL DUTIES: General maintenance duties as instructed and/or required.

Required

Preferred

Education:

An Associate’s Degree in Electronics, Building Automation or directly related field, or a Vocational School two year HVAC program degree plus 10 years’ experience in servicing electronic and mechanical systems in the HVAC industry.

 

Experience:

Ability to do general maintenance work helpful

 

Degrees, Licensure, and/or Certification:

Must have a Class “A” Arkansas HVAC Contractor’s License, Freon License, and Boiler License or be able to obtain in one year or less.

 

Knowledge, Skills, and Abilities:

Ability to read, write, speak and understand English

Required knowledge includes DDC and pneumatic HVAC control systems, facilities management systems, site preparation, peripheral equipment installation and servicing techniques. Must be proficient in the repair and programming of BMS, VFD, VRD, and PLC, networking equipment and BMS/HVAC communication’s equipment.
